Application Criteria

General Qualifying Rules

1) A completed and signed application for each resident over 17 years old.

2) Excellent Rental references from the prior two (2) Landlords. (NOTE Parents and relatives do not count as a prior landlord)

3) Verifiable gross income to be in the amount of at least 3 times the rent. (Example – to rent a property at $1000.00 per month would mean a combined gross income of at least $3,000 per month). Please supply copies of last 2 paychecks, for each applicant.

4) Good credit, no Federal or State Tax Liens, no Child support judgments (paying child support is fine but no collections for non-payment), no utility collections (includes AT&T and other service providers), no cash checking loan judgments or collections.

5) These are single-family residences with a maximum number of occupants of 2 persons per bedroom, plus 1 person for the house, (For example- the maximum number of tenants for a one-bedroom unit is 3 people.)

6) An application fee of $50.00 per adult filled out and paid for online.

7) Please supply copies of current Drivers License or Nevada ID for each applicant.

8) If a co-signer is needed or credit criteria are not met, then the deposit will be increased.
